Tenants
who are wishing to find suitable accommodation require
the reassurance that the agent they choose will guide
them through the process of finding a property, providing
them with the correct information to allow them to make
the right decision, as well as ensuring that the management
of the property which they have chosen will run smoothly
and efficiently as possible.

& Major Residential Lettings tenants can be assured
that their monies which are deposited with us are protected
under the terms of our RICS membership and we are one
of the very few agents who ensure that the interest
which is accrued on our tenants deposit goes back to
its rightful owner at the end of the tenancy.
We
are members of a tenancy deposit scheme which ensures
that the dispersion of the deposit at the end of the
tenancy is dealt with professionally and fairly so that
both parties are protected. We act as Stakeholders which
means that at the end of the tenancy the two parties
to the tenancy should jointly agree on the apportionment
of any deductions from the deposit, e.g. for costs or
compensation for damage, or for breaches of, or failure
to comply with, the tenants obligations. Any portion
in dispute should not be paid over to, or taken by,
either party until and unless mutual agreement is reached.
If no agreement can be reached then the matter will
be passed over to a professional arbitrator for a final
decision and disbursement of monies.

How
do I become a tenant?
Myddelton & Major use Premier Homelet to compile references
upon prospective tenants, you will be required to provide
details of the last three years of addresses including
details of any landlords in this time, the last 18 months
of employment (if employed), or three years of accounts
if self employed. Other factors relate to retired or
financially independent individuals.
Recent
laws imposed by the government request that we see and
retain copies of proof of identification (drivers license
or passport) and proof of residency (utility bill or
bank statement) for all applicants wishing to rent a
property.
You
will be required to pay, in advance, the first months
rent, the deposit which is equal to two months rent
and our administration charges which are £100.00 + VAT
for the first applicant and a further £50 + VAT for
each further applicant applying for the same property.
Further charges may apply where a guarantor is required.

What
should I expect on entry?
You will be required to complete the standing order
form on the day of check in. We will forward the completed
form to your bank to process in order that all future
rents are paid in accordance with your tenancy agreement.
Please note: your standing order will be set up to commence
three working days before your rent day. In order to
comply with your tenancy agreement the rent must be
received in your landlords or our bank account on the
rent due day.
An
inventory check will be made with someone from our office
and any discrepancies will be noted at this stage. If
you discover any items which were not apparent at the
time of check in then you must inform us immediately.
The same check will be carried out at the end of your
tenancy and any additional discrepancies noted.
A
tenancy agreement will be available to read before the
day of moving in but this agreement must be signed by
all parties who are wishing to be included in the tenancy
on or before the actual commencement date.
You
must arrange to insure your contents and personal items
and arrange addition cover for accidental damage. While
the landlord is responsible for insuring his building
and contents your accidental damage will cover any little
accidents which may arise through your tenancy and will
hopefully prevent the repair of such damage coming from
your pocket. If you would like any information on suitable
