The sold premises at Bourne Retail Park in Salisbury, soon to be Strongroom Self Storage's new depot

Strongroom Self Storage will be opening up the facilities to the public and commercial customers from the middle of September.

More than £350,000 is being invested in building 300 storage compartments on two levels at the newly refurbished warehouse at Hatches Lane on the Bourne Retail Park, near the A36 Southampton Road.

Strongroom Self Storage acquired the 11,900 sq ft (1,104 sq m) premises, which had a guide price of £625,000 on a 125-year lease, in a deal through Myddelton & Major.

The transaction of the site, which lay vacant for a year following the departure of previous occupier Timber Centre, represents the largest business space deal of its kind in recent months in and around Salisbury.

Philip Holford of Myddelton & Major, which acted for the private landlord, said: "The transaction, which is the largest of its kind by size locally in recent months, comes as the UK recorded its fastest economic growth in four years, which is great news. The arrival of Strongroom Self Storage adds to market confidence, and we wish Nigel and his team every success."

Nigel Hurst, Strongroom Self Storage's director, said: "Research indicates there is a strong market in and around Salisbury for what we are offering, and the focus will very much be in making self storage affordable for customers.

"From as little as £9 a week we can provide storage capability internally and externally for domestic and commercial use."

Nigel added: "The opening of the depot in mid-September, our second, is the next step in our expansion plans. The aim is to expand the number of depots along the South Coast, including Dorset and Hampshire."

Strongroom Self Storage's first depot is at the Marchwood Industrial Estate, on the Waterside near Southampton, and is similar in size.

Nigel said the depot, which will be run by branch manager Sue Ainley, will be open 24 hours a day, seven days a week, with customers given security-coded access.

He added: "We've invested £350,000 in building 300 compartments, including installing a mezzanine level to double the current floor space, with the building works taking place over approximately 10 weeks."

The depot will also have a reception selling packaging material. Serviced office space will also be available on the first floor - ideal for businesses.

Hatches Lane at Bourne Retail Park is home to a number of household names, including office superstore Staples, furniture business Sturtons & Tappers, builders' merchants Jewson, which is directly opposite Strongroom Self Storage, and DIY chain Wickes.
